Automatic gate operators control access to commercial parking lots, fleet yards, equipment storage facilities, gated apartment complexes, industrial yards, and any facility where vehicles enter through a gated perimeter. Unlike garage doors, gates are exposed to weather year-round, take constant cycle abuse, and integrate with access control systems (badge readers, intercoms, keypads, vehicle loop detectors).

What This Service Costs
Final cost is provided in writing after a free on-site inspection. Actual pricing depends on door size, spring type, opener model, parts needed, and site access — so we don't publish flat rates online. We confirm scope, explain options, and get your approval before any work begins.
How Automatic Gate Operators Work
An automatic gate operator drives a vehicle gate open and closed in response to inputs from access control systems (keypads, card readers, intercoms, vehicle loops, or remote signals). Slide-gate operators pull or push the gate horizontally along a track using a chain or rack-and-pinion drive. Swing-gate operators rotate the gate around a hinge using a hydraulic or electromechanical arm. Barrier-arm operators raise and lower a single horizontal arm at parking lot entries.
Photo eyes and vehicle loops keep the gate from closing on people or vehicles. Battery backup keeps the operator running during power outages, important at facilities where blocked access creates safety or operational issues. The most-overlooked failure point is the access control integration — the gate may be working perfectly while the badge reader has lost connection.

Common Failure Modes
- Vehicle loop not detecting cars — broken loop wire under driveway from trenching, repaving, or aging. Saw-cut and re-install.
- Photo eye misaligned — gate won't close because sensor thinks something is in the path. Re-aligning the eyes resolves.
- Operator motor runs but gate doesn't move — chain stretch, coupling failure, or rack-and-pinion wear.
- Battery backup not engaging — failed battery, charger, or transfer relay. Common after multi-year battery age-out.
- Access control not talking to gate — relay or wiring issue at the gate controller, sometimes the access control output side.
When to Repair vs. Replace
Most gate operator issues are repairable for far less than replacement. Motor service, loop replacement, sensor service, and access integration troubleshooting are all standard repairs.
Operator replacement makes sense when an old residential-class operator is failing under commercial use, when the existing operator can't support new access integration (smart-controlled, traffic logging, phone app), when motor and gearbox have both reached end-of-life, or after damage that exceeds 50% of replacement cost. We assess and quote both options.
