What Goes Wrong on Commercial Doors That Were Installed Wrong
- Undersized springs for cycle rate — installer used standard springs on a 100-cycle/day dock door. Springs fail in months, operator strains, cables wear early.
- Wrong operator class — residential or light-commercial operator on a dock door. Motor burns out inside a year and the warranty argument is unwinnable.
- Inadequate insulation R-value — under-spec'd insulation on a cold-storage or climate-sensitive opening. Energy cost shows up immediately.
- Missing wind-load rating — coastal-influenced or open-site installs without proper wind reinforcement. Door fails the first weather event.
- Skipped commissioning — operator installed but limits, photo eyes, safety edges, and timer-to-close never properly set up. Door 'works' but is a liability waiting to happen.
Should You Repair or Replace?
If your existing commercial door has accumulated damage across multiple panels, undersized springs that keep failing, a track and frame that's no longer plumb, or a door that simply isn't rated for the cycle rate the facility actually runs, replacement is usually the right call.
